SPCA's network spans more than 28 Animal Services Centres and 90 Op Shops, creating a diverse and dynamic property portfolio that needs thoughtful, proactive management. From negotiating leases and rent reviews to managing landlord relationships and supporting new sites, this role plays an important part in keeping our operations moving.
We're looking for a Property & Leasing Manager to take ownership of our national leased portfolio, bringing strong commercial property expertise, sound judgement and a practical approach to lease management. Reporting to the National Property & Facilities Manager, you'll work closely with our Retail and Property teams while having the autonomy to lead leasing activity and deliver positive property outcomes for SPCA.

Managing leased retail and Animal Services Centre sites across New Zealand, you'll have the opportunity to make a tangible impact through effective lease management, commercial negotiations and proactive property planning.
WHAT YOU'LL BE DOING
Reporting to the National Property & Facilities Manager, you'll take responsibility for the day-to-day management and performance of SPCA's national leased property portfolio, working closely with our Retail and Property teams to support operational continuity and organisational growth.
- Manage the day-to-day performance of SPCA's national leased property portfolio, including retail and Animal Services Centre sites.
- Lead lease negotiations, renewals and rent reviews, ensuring commercially appropriate outcomes for SPCA.
- Monitor lease obligations, critical dates and tenancy requirements, maintaining accurate and up-to-date property records.
- Build and maintain strong relationships with landlords, commercial leasing agents, legal advisors and other external stakeholders.
- Act as the primary point of contact for lease and tenancy-related matters, resolving issues promptly and professionally.
- Partner with the Retail GM and Retail Development/Optimisation team to support leasing priorities, site changes, renewals and potential new sites.
- Manage Animal Services Centre leasing requirements, working closely with the National Property & Facilities Manager to support operational continuity.
- Support property acquisitions, disposals and lease documentation, ensuring records are accurately maintained and audit-ready.
- Provide leasing information, market commentary, portfolio reporting and budgeting information to support informed property decisions.

WHAT WE'RE LOOKING FOR
You're an experienced property professional who is commercially minded, highly organised and confident managing relationships and negotiations independently. You enjoy taking ownership, solving problems and finding practical outcomes that work for both the organisation and its stakeholders.
- 2–4 years' experience in commercial property management and/or leasing, with demonstrated readiness to operate with greater autonomy.
- Working knowledge of New Zealand commercial property law and lease documentation.
- Experience managing leases, renewals, rent reviews and landlord relationships.
- Confidence leading commercial negotiations and landlord conversations without close oversight.
- Experience using property management systems and related technology, such as Re-Leased.
- Strong organisational and time management skills, with the ability to manage a high-volume, multi-site portfolio.
- Excellent communication, negotiation and relationship management skills.
- Strong problem-solving skills and the confidence to work independently and take ownership of outcomes.
- Full New Zealand Driver Licence.
- A proactive, commercially minded and professional approach, with high levels of integrity and accountability.
